Solar PV System for a Logistics Hub in Bologna

THE CHALLENGE

A logistics property requires a constant consumption of electricity for lighting, goods handling, and the operation of service systems. In facilities of this size, energy costs represent a significant component of the operating expenses incurred by the tenant.
The property, a real estate fund, was looking for a solution capable of permanently reducing such costs, limiting exposure to energy price volatility and without basing the economic sustainability of the project on incentive mechanisms. The objective was to carry out an intervention capable of self-financing over time, thanks to the savings generated by the energy produced and self-consumed on site.

The solution

Enerqos managed the entire project, from the consumption analysis phase to the design and construction of the system up to its commissioning. The work was carried out on the roof of a fully operational building.
The system sizing was developed based on the site's consumption profile. In a Grid Parity project, this aspect is crucial: in the absence of incentives, the economic value of the energy produced depends mainly on the share of self-consumed energy compared to that fed into the grid.

The Results

The system covers a significant share of the site's electricity demand with self-produced energy, structurally reducing the property's operating costs. For a real estate fund, the benefit is twofold: lower energy expenses for the tenant and an asset with better environmental performance, factors that impact the property's valuation and its attractiveness in the leasing market.
